This week our company just listed a U.S. Forest Service cabin in Big Bear Lake with a price of $199,000 dollars. This home features 1 bedroom plus loft, 1 bath, a vintage rock fireplace, washer/dryer hookups, and is located across the road from the lake with magnificent mountain views in a secluded area.

Ok, so you want to know more about these land lease cabins? Well, to begin with, the lease period is for 20 years and is renewable, (many owners have owned these cabins more than 60 years!)…the current lease runs from January 1, 2008 to December 31, 2028. The annual lease amount is between $900-$2700 a year depending upon the lake view and the proximity to the lake.

The interior of the cabin can be updated to the owners wishes, although the outside is required to remain in the historic style. Any outside upgrades or increasing the size of the cabin, owners may place their request with the U.S. Forest Service in Big Bear. Other terms with the U.S. Forest Service include that the cabin cannot be used as a full-time home or as a vacation rental.

To purchase a government land lease cabin, buyers must be aware that there are not any mortgage loans available in California and the purchase must be a cash sale. Financial institutions do not make loans on properties where the land is not going to be owned by the purchaser. At times an owner may consider carrying a note.

Currently, in Big Bear and Fawnskin there are 19 listings for sale with a price range from $125,000-$395,000 dollars.  These homes are located on both the north and south shores. Some have dock rights, others are lakefronts and a number have lake views, yet there are other cabins secluded and tucked away in the San Bernardino National Forest.
